URA proposes new residential sites in Sengkang, Woodlands and Bukit Panjang, up to 14,000 new dwellings
The western parcel is suggested to be zoned as a pure housing area (subject to detailed preparation). Huttons’ Lee believes the westernmost site in Fernvale could house an MRT terminal for a new line spreading from Woodlands to Greater Southern Waterfront and travelling through Sengkang. If so, the brand-new stop will offer the upcoming house in Fernvale. “Nevertheless, it may take years for comprehensive planning on the new line to be realized,” he includes.
The easternmost parcel also includes a narrow site zoned for residential, a different location for a park, and a proposed area zoned for health and wellness and medical care. The sites in this parcel may be developed higher typically than the previous spot, with a larger gross plot ratio of 4.0 or 4.2.
Five land parcels were rezoned as part of the most current amendment to URA’s Master Plan 2019. Three of the locations remain in Sengkang, one in Woodlands and the other in Bukit Panjang. The changes are “to promote domestic project that will sustain the need for real estate in the areas and also allow even more locals to have much simpler easy access to amenities and public transportation, states URA.
The center location has pockets of non commercial areas, a suggested place for a park, and a proposed area for a place of worship. The majority of the sites in this parcel will have a gross plot ratio (GPR) of 3.9 or 4.2.
The parcels in Sengkang remain in the Fernvale subzone, bounded by the Tampines Expressway to the North, Sengkang West Drive to the East, Fernvale Road to the South and Jalan Kayu to the West. Two roads detached the 3 parcels. “The Fernvale area is an extension of Sengkang town and brings locals closer to Seletar Aerospace Park,” claims Lee Sze Teck, senior director of data analytics at Huttons Asia.
Some other home growth spots in the location consist of those on Anchorvale Street, which can yield in between 6,000 and 7,000 new homes, includes Lee. Therefore, anywhere from 10,500 to 12,000 new homes could be provided in Sengkang in the coming future, including executive condos and exclusive real estate.
The three parcels in Sengkang have the potential to be turned into a total of 4,500 to 5,000 new dwellings in the future, Lee estimates. He thinks the household units are going to be a mix of HDB, executive condo units (ECs) and personal housing.
2 other tracts re-zoned for residential development are at Woodlands Drive 17 and Bukit Panjang Ring Road.
On the other hand, the site at Bukit Panjang is currently occupied by Beacon Primary School. Lee estimates that the site might produce 900 to 1,000 home units and most likely be new Built-to-Order flats.
The land parcel at Woodlands sits opposite the Singapore Sports School and can produce 1,000 dwellings, according to Lee. Reverse the road, a government land sale (GLS) location at Champion’s Way was sold for $904 psf per story ratio in September 2023 to City Developments Ltd. The place can be become a 350-unit exclusive residential project.
