Tourism recovery pushes Orchard Road retail rents up 2.3% y-o-y in 4Q2024: Savills

Recovery in inbound visitors has actually generated demand for retail place in tourist spots, according to a statement by Savills Singapore. Rents of Orchard area shopping centers traced by the consultancy reported a 2.3% y-o-y surge last quarter, while suburb shopping malls decreased a little by 0.1% y-o-y across the same time frame.

He believes that raising outbound trip in the year ahead can better reduce usage spend in Singapore, mainly in the suburbs.

Looking forward, tourism resurrection is anticipated to carry on in 2025 with 17 million to 18.5 million presumed tourist landings following a pipeline of leisure and Mice events, claims Alan Cheong, executive supervisor of research and consultancy at Savills Singapore.

Furthermore, openings for retail sector in the Orchard Planning Area and the Rest of Central Area fell to a record low in the last five to 6 years on the back of improved take-up and tight supply. “The higher need in the Downtown Core and Orchard Planning Area could be steered by the arriving of new foreign brands as the travel resurrection strengthened sellers’ esteem,” notes the Savills’ report.

Rental growth for shopping malls in the Orchard spot is forecasted to get to the upper bound of the 1% to 2% range in 2025, while suburban rental development is anticipated to come in the lower end because of sluggish residential costs, mentions Cheong.

Net absorption for 2024 hit the highest level in the last decade, at greater than 1.2 million sq ft, up from the three-year historical yearly standard of 958,000 sq ft.

According to Savills Singapore, this is in line with URA’s rental index data, that monitored rental fees in the main location growing at a much faster level of 1.0% y-o-y in 4Q2024. On the other hand, rents in the fringe area dropped by 1.0% y-o-y for the same period.

Islandwide openings for retail areas continued to relieve, dropping from 6.5% in 4Q2023 to 6.2% in 4Q2024– the lowest in ten years.

He adds: “However, the general retail sales performance stays unclear as customers shift their expenditures patterns and behaviors. Coupled with tight prime retail supply in the near term, sustained renting need in tourist destinations and prime-facing areas are expected to proceed generating prime retail leas.”
